Offset vs Redraw: Are You Using Your Loan Features the Right Way? ​

Many homeowners have powerful features built into their home loan—but aren’t fully using them. Two of the most common are offset accounts and redraw facilities. While they sound similar, they work quite differently.

💡 What Is an Offset Account?
An offset account is a transaction account linked to your home loan. The balance in this account reduces the amount of interest charged on your loan.

​Example: If your loan is $500,000 and you have $20,000 in your offset account, you’ll only be charged interest on $480,000.

🔄 What Is a Redraw Facility?
A redraw facility allows you to access extra repayments you’ve made on your loan. So if you’ve been paying more than the minimum, you may be able to “redraw” those additional funds if needed.

⚖️ Key Differences Access:
  • Offset = instant access like a bank account | Redraw = may have restrictions
  • Flexibility: Offset is generally more flexible
  • Discipline: Redraw can be helpful if you prefer to keep funds less accessible

It depends on your financial habits and goals. Want everyday access to your funds? → Offset may suit you Prefer to “lock away” extra repayments? → Redraw could work better
